Plumbing Across Santa Barbara

Santa Barbara packs a lot of plumbing history into a narrow strip between the mountains and the sea: rebuilt 1920s neighborhoods downtown, mid-century homes on the Mesa and the Westside, and steep hillside lots on the Riviera. Here is what applies citywide.

A south-facing city

Santa Barbara is the county seat, set on the longest south-facing stretch of coastline on the West Coast outside Alaska, between the steeply rising Santa Ynez Mountains and the Pacific. It counted 88,665 residents in the 2020 census and is often called "The American Riviera" (Wikipedia: Santa Barbara, California).

The 1925 earthquake destroyed the downtown business district and toppled nearly every chimney (Wikipedia: 1925 Santa Barbara earthquake). Much of the core was rebuilt in the Spanish Colonial Revival style. Those homes are about a century old now, and many still carry original galvanized supply pipe, cast-iron drains or clay laterals. See the older homes guide.

Neighborhood patterns

  • Downtown and the Upper East: older homes with plaster walls, long runs to the street and root-prone clay laterals under mature trees.
  • The Riviera: hillside lots where water pressure can be high at the bottom of a run and laterals drop steeply to the street.
  • The Mesa and the Westside: many mid-century homes, slab or raised floors, and water heaters in garages or closets that need proper strapping.

Water and permits

Inside city limits, the City supplies water and publishes conservation and water-quality information (City of Santa Barbara, Water Resources). Building permits for water heaters, repiping and sewer work go through the City (City of Santa Barbara (building permits and inspections)).

Common calls

Main-line clogs from roots, rumbling water heaters with sediment, low pressure from aging pipe, and running toilets that waste water during dry years.
